German Pension Fund Invests 100 Billion Won in Korean Rental Housing Market
Global asset manager 'Tishman Speyer' and a German pension fund have decided to invest in the Korean private rental housing market.
According to investment banking (IB) industry sources on the 6th, Tishman Speyer secured a $75 million investment commitment from a German pension fund for its 'Korea Living Venture (KLV)'.
KLV is an investment platform established to invest in the domestic living sector, primarily focused on the Seoul metropolitan area.
With this, KLV's total capital commitment has grown to $395 million (approximately 530 billion won).
Previously, Tishman Speyer participated as a co-investor with Gravity Asset Management to acquire 'CoStay', a corporate dormitory in Songdo, Incheon, finalizing the deal at the end of last August. The investment was made through KLV.
As the proportion of monthly rent increases in the rental market and single-person households rise, global investment firms are successively entering the domestic corporate private rental housing market.
The Canada Pension Plan Investment Board (CPPIB), the world's largest pension fund, established a joint venture with the domestic co-living company MGRV early last year. They plan to develop rental housing centered in Seoul with an initial investment of 133 billion won.
Morgan Stanley collaborated with SK D&D to invest in rental housing in Geumcheon-gu, Seoul. The American private equity firm KKR has established a joint venture with the Hong Kong-based co-living company WeLive to invest in domestic rental housing.

They are killing multi-homeowners and drying up the Jeonse market to prepare the environment for corporate entry.
Lee Jae-myung seems to be a more pro-business figure than Lee Myung-bak.
