Shouldn't the location in Gangbuk actually be better than Gangnam?

‌Setting aside Feng Shui theories like "Baesanimsu" (mountains in the back and water in the front),
basically, shouldn't a south-facing location with a river view out the window be warmer and offer a wider view?
It just seems right, doesn't it?
Yet, Gangnam apartments are full of north-facing units while everyone keeps obsessing over the Han River view.
