Whether apartments are near a subway station or not, there is a uniform regulation of 250–300% floor area ratio (FAR) as Class 3 residential areas.
Of course, there are likely many complexes where the apartments were built before the station, making them "station area" properties by chance.
In the future, when those complexes undergo reconstruction, I think it would be better to prioritize efficient land use by allowing an FAR of over 500% and converting them into mixed-use residential-commercial complexes.
In exchange, we should strictly preserve green spaces (Yongsan Park, Greenbelts).
In my opinion, the issue is less about a shortage of land and more about the inability to use it efficiently.
It would be ideal to increase density while utilizing space more broadly. ,,,
