Redevelopment and reconstruction to stabilize Seoul housing prices???

No translation in your language yet — showing the English version

Isn't this exactly what the People Power Party or Oh Se-hoon always claim?
I always look very closely at conservative real estate policies.
Conservative types think in terms of the "principle of supply and demand."
The simple idea is: if you build more houses through reconstruction, housing prices will drop accordingly, right?
But here's the thing... Seoul housing prices always work like this.
For example, let's say a "new apartment in a prime location in Seoul with great transportation and livability" costs 1 billion won.
But suppose, as Oh Se-hoon or the People Power Party says, they work incredibly hard on reconstruction and the price drops to 800 million won.
Then, whereas before only people who could mobilize about 1 billion won could buy such a house,
now people who can mobilize about 800 million won can also move into Seoul.
Then what happens?
People with 800 million won will start aiming for Seoul too.
Then housing prices go up again lol.
In the end, who makes money from redevelopment and reconstruction?
It's the construction companies and the landowners.
Common sense-wise, have you ever heard of ordinary people becoming rich and living well because of redevelopment and reconstruction?
It's always the construction companies or real estate speculators making money.
Right now, the construction industry is so bad and building costs have risen so much
that there are quite a few places in the metropolitan area (Gyeonggi, Incheon) where redevelopment has stopped.
But even amidst that, they are still building apartments in Gangnam.
What does this mean?
It means that regardless of whether construction costs rise or not, Gangnam redevelopment is profitable.
That's why apartment construction is proceeding there.
To those people talking about regulations on one-household-one-house,
or those blaming the government because they can no longer buy houses with loans:
Do you really think if they loosen all that and just go crazy with redevelopment and reconstruction like the conservatives do, housing prices will drop?
If that were true, Seoul housing prices should have risen to at least 2 or 3 billion won during Mayor Park Won-soon's term.
Even though they blocked redevelopment and reconstruction like that,
the Seoul housing prices you see in economic newspapers and articles?
It's always the "apartments in prime locations, good to live in, with convenient transportation" that go up.
That's only natural.
Who wouldn't want to live in a good house in Seoul? Prices rise because there is high demand for living in Seoul.
That's why public enterprises are being moved to the provinces, yet people ignore the efforts to revitalize regional areas
and just insist on catching Seoul housing prices through redevelopment and reconstruction.
Do you think that will work?
Since there's so little land to build apartments, they even talk about encroaching on Jongmyo.
They told the Korea Railroad Corporation to quickly clear the Yongsan Maintenance Depot to develop the Yongsan International Business District,
and after the depot was cleared in just a year, why has it been left as an empty lot until now?
The location has great vibes, a great view, and is even close to Yongsan Station. Isn't that the perfect apartment site?
Do you know how much that land is worth? They are tying up that asset.
Korail must have been so frustrated that they pleaded to at least let them sell the land if they weren't going to develop it, but they turned a blind eye.
If the Seoul Metropolitan Government is going to take responsibility for the failed International Business District, at least build apartments there.
