I am thinking about starting a daycare center. Is there anyone here who knows this field well?

I hold a social worker certification and have about one year of experience in welfare administration.
Before that, I ran an English and Math academy. Since it was in a provincial area, it wasn't massive, but I had up to 8 instructors and consistently earned about 150 million KRW in net profit. However, I couldn't withstand the COVID-19 pandemic and had to close the business..
Now, I am considering purchasing and operating a daycare center with an acquaintance. What do you think? I am currently looking at about three candidates and am in the process of deciding.
The one I am most seriously considering is in Seoul; it has a capacity of 40 people with 25 current clients. The seller wants to transfer the entire building, and according to my inquiry, the current appraised value is around 1.1 billion KRW. Looking into it, the current monthly profit is about 15 million KRW, but if I take out an 800 million KRW loan, the interest would be around 4 million KRW..
If I maintain around 35 clients, the net profit would likely be around 20 million KRW per month. Would it be right to purchase this for 1 billion KRW..
I am posting this after having many different thoughts.
