The center of the Seoul Metropolitan Area is shifting from Seoul to Southern Gyeonggi

In the past, the center of Seoul was Jongno, with Gangnam, Seocho, and Jamsil located below it. Now, however, the center of the metropolitan area has shifted to Bundang and Pangyo, with Gangnam, Seocho, and Jamsil above them, and Dongtan, Yongin, and Suwon below.
We are living in a world where people in southern Gyeonggi no longer envy the land north of the Han River. In terms of jobs, infrastructure, and transportation, everything is being outperformed by southern Gyeonggi.
Since transportation, employment, and residential environments in southern Gyeonggi are still developing, it appears to be a process where the central axis of the Korean metropolitan area is shifting southward.
Ultimately, it comes down to accessibility to Gangnam, and the southern Gyeonggi regions are now gaining better accessibility than the areas north of the Han River in Seoul.
As the central axis moves downward, northern Gyeonggi has fallen into decline.
