Are tenants in the metropolitan area feeling hopeless lately?

It hasn't even been two years since I moved in on a Jeonse lease, but the Jeonse price for the same complex has already gone up by 250 million KRW.
Monthly rent has also reached a level that is impossible to manage with a salary, and to find a house at a similar Jeonse price, one would have to move further out to the outskirts—about 30 minutes to an hour more by subway—to look at older apartments.
My Jeonse contract expires within 6 months, so I feel like I need to tell the landlord soon that I'm exercising my right to contract renewal, but I'm nervous that they might refuse to let me stay...
