Is accessibility to Gangnam an absolute requirement for Seoul real estate?

It's not like all the jobs in the metropolitan area are concentrated in Gangnam.
But it seems house prices in Gyeonggi-do areas closer to Gangnam
are much higher than in the outskirts of Seoul.
