Does anyone know about real estate contracts?

Hello ^^ I am an apartment landlord, and last year I signed a monthly rent contract with a tenant for exactly one year. This person agreed to live here for exactly one year and then move out..
Recently, as the one-year contract is expiring, they suddenly told me
that they would like to live here for another year.
As the landlord, if I renew the contract with them for another year, am I not allowed to increase the deposit and monthly rent by 5%? I am a complete novice in this field.
